3. Book Your Visit to Brabazon

Your house-hunting journey gets more exciting from here on out, as the next step is to book your visit to Brabazon!

Our New Homes Consultants will take the time to understand your needs and talk you through the different property types, as well as the long-term vision for the neighbourhood.

You’ll walk the neighbourhood and tour one or more of our Show Homes to experience the space, design and specification first hand, giving a real glimpse of what life could be like here.

Then you’ll head to our Sales Centre to explore the available homes and leave with everything you need to make an informed decision.

4. Complete Your Mortgage Application

Skip to Step 5 if you are a cash buyer or do not need a mortgage to complete your purchase.

Whether it’s your first or fifth application, applying for a mortgage can be a daunting process.

With so many products, rates and terms to consider, having a trusted mortgage adviser is invaluable.

A whole-of-market mortgage adviser can review all available options and ensure you secure the mortgage that’s right for your circumstances.

Together, you’ll apply for your mortgage in principle (MIP), decision in principle (DIP) or agreement in principle (AIP), which sets out the amount that your chosen lender is prepared to offer, allowing you to proceed with the purchase of your new home.

A mortgage in principle is typically valid for 30 to 90 days.

5. Select Your Conveyancing Solicitor

Whether you’re a first-time buyer or you have a property to sell, you’ll need a conveyancing solicitor to handle the legal purchase of your new home.

Your solicitor will manage the paperwork, the exchange of contracts, and the transfer of funds.

6. Reserve Your New Home

Now comes the exciting part - securing your chosen home at Brabazon!

At your reservation appointment, your New Home Consultant will review the property details with you and outline the next steps.

Once you're ready, you'll complete the reservation paperwork and pay your reservation fee - typically £2,000 - which removes your home from the market, subject to the Terms & Conditions of your agreement.

You’ll also receive information about the Consumer Code for Home Builders and your NHBC Buildmark warranty, giving you valuable layers of financial protection.

7. Conveyancing Parts One & Two

The conveyancing process has two key stages: exchange and completion.

Exchange is the point at which all legal checks are complete and both parties formally commit to the sale. Your solicitor will ask you to review and sign the contract, which is then ‘exchanged’ with our solicitors.

Exchange typically takes place within 28 days of reservation. At this point, your deposit is transferred to YTL Developments.

Completions comes once both parties have signed the paperwork. At the point, the sale of your new home is complete!

8. Meet Our Customer Relations Team

During the buying process, you'll meet our Customer Relations Team, who will keep you updated as your home is built and your completion date approaches.

They’ll arrange your new home preview as the construction team is adding the finishing touches to your home. During this visit, you’ll walk through the property, ask any questions, and receive demonstrations so you know how everything works before moving in.

When the time comes, our Customer Relations Team will work with you to agree a suitable move-in date, giving you time to get packing and book movers!

9. Prepare to Move In

As moving day approaches, there are a few small tasks you can do to make sure you are fully prepared.

First-time buyers and current homeowners:

Take final gas and electricity meter readings.
Redirect your post.
Book a moving company, if you need one.
Inform your bank, employer, children’s schools, HMRC, and the DVLA of your new address.

Investors or second homeowners:
If you plan to rent out your property, use this time to contact a rental management company, arrange photography, and begin advertising. Arrange landlord insurance and prepare to interview prospective tenants.

10. Move in Day

Completion day is the most exciting step in the process and the day you get the keys.

Once your solicitor transfers the remaining balance, you’ll visit Brabazon to collect the keys to your new home.

Your New Homes Consultant will meet you at your home to take your first utility meter readings and make sure that you're settled in comfortably.

Your new home comes with a two-year YTL Homes warranty, which covers any defects should they arise.

It forms part of the National House Building Council’s (NHBC) Buildmark Warranty scheme, giving you a full 10 years of additional protection and peace of mind.

What does ‘exchange of contracts’ mean when buying a new home?
